Multi-Family/Boutique Hotels

We are seeking multifamily properties from 5 to 50 units. Property must be at least have a 1.25 DSCR. Current price cap of $10M.

We are seeking Boutique Hotels up to 50 keys with value add opportunities especially in destination spots to include Colombia, Costa Rica, and Portugal.

Co-Living

Creative deals only, 4+ bedrooms, 2+ bathrooms, 2000 sq ft+, built after 1970 with a PITI of less than $3,000. Must be near transit, hospitals, shopping. No high crime areas. No HOAs.

Fix and Flips

Case by case. Not buying major fire damage or complete scrapes. Moderate remodels only. Colorado only.

Pre-foreclosures

We teach owners options to keep their properties. If not possible, we can take over (Subject to). Not interested in traditional financing.
